Quick Answer

Can a title company or lender use iRemoteNotary for a closing file?

iRemoteNotary supports title companies, lenders, banks, credit unions, servicers, escrow officers, attorneys, and closing coordinators with eligible online notarization sessions for sellers, buyers, borrowers, overseas signers, and urgent closing files. Sessions are completed through secure, MISMO-compliant platform workflows when approved by the receiving party, title/lender team, underwriter, investor, and recording path.

Who this is for

  • Title companies and title examiners
  • Settlement agents and escrow officers
  • Closing coordinators and signing services
  • Real estate attorneys
  • Mortgage lenders, banks, and credit unions
  • Mortgage servicers
  • Teams handling sellers, buyers, borrowers, trustees, and attorneys-in-fact

When this works

  • The document is eligible for a remote notarial act.
  • The title, lender, settlement, underwriter, investor, and recording path have approved the workflow where their approval is required.
  • The signer can complete identity verification on a device with a camera, microphone, and stable internet.
  • The session can be scheduled, including same-day or after-hours appointments when availability allows.

When this may not work

  • Wet-ink, original-paper, or in-person execution is required.
  • A required witness cannot participate under the document and platform rules.
  • The title company, lender, bank, credit union, servicer, underwriter, or investor has not approved remote online notarization for that file.
  • The county recorder will not accept the electronic format.
  • The transaction is a full eMortgage or eNote closing that must stay inside the lender's own eClosing and eVault system.
  • Identity verification cannot be completed, including when a foreign passport or other credential cannot be verified.
  • The signer has already signed and the instructions require the signature to be made during the session.

Common closing-team scenarios

Closing teams use this support center when a seller, buyer, or borrower cannot attend an in-person signing, a corrected page arrives late, or a signer is in another time zone. Typical files include a seller closing package, a buyer closing package, a borrower package, a correction affidavit, an owner affidavit, a gap affidavit, a signature or name affidavit, and an occupancy affidavit.

Closing packages are handled through secure, MISMO-compliant remote online notarization and eClosing-capable platform workflows, when approved by the title company, lender, settlement agent, underwriter, investor, and recording path.

  • Seller package or buyer package that still needs a notarial act
  • Borrower documents for a purchase, refinance, HELOC, or home equity loan
  • Correction, name, occupancy, owner, or gap affidavits requested by title
  • A signing that moved after a notary appointment was canceled
  • A file with an overseas owner, trustee, or attorney-in-fact

Seller workflow pages

Choose the page that matches the file, then send the quote from that page. A light seller package is a short seller-side set. Remote seller support is for a seller who will not attend the title office. Overseas seller support is for a seller outside the United States. Real estate power of attorney support is for a closing that depends on an attorney-in-fact.

Start with light seller package support, remote seller package support, overseas seller closing package support, or real estate power of attorney support.

Last-minute and after-hours support

Same-day online notary support for closing documents may be available when the file is eligible and a session can be staffed. Evening and weekend sessions are scheduled by appointment. This is not a 24/7 service.

Start with the last-minute closing notary page or the after-hours closing notary page, then send the deadline with the title or lender instructions.

Overseas seller, buyer, and borrower support

An overseas seller, overseas buyer, or borrower abroad may be able to complete an eligible U.S. notarial act without waiting for an embassy appointment, when the receiving party accepts remote online notarization. International time-zone coordination is part of scheduling. A U.S. Social Security number is not required for the supported international identity workflow when identity can be verified another way. A foreign passport may be usable, but identity verification is not guaranteed.

KBA may be required for some title, lender, mortgage, or investor workflows. Other eligible RON workflows may allow biometric identity verification with credential analysis, especially for signers with no U.S. SSN, thin U.S. credit history, or international identity records. The receiving party's requirements control.

Some recipients still require a U.S. embassy or consulate. Online notarization does not replace every embassy need. See overseas signer support.

Lender, bank, and credit union support

Mortgage lenders, banks, credit unions, and mortgage servicers can request online notary support for eligible refinance documents, HELOC or home equity documents, loan modification documents, servicing affidavits, member-service documents, private loan documents, and financial affidavits. The institution controls its document requirements, electronic-records policy, and any eClosing, eVault, or eNote workflow.

For full eMortgage or eNote transactions, the lender and its approved eClosing/eVault ecosystem control the required platform, eNote language, registration, storage, delivery, investor requirements, and post-closing process. iRemoteNotary supports the notarial act when that workflow is approved.

Details are on lender, bank, and credit union support.

Secure MISMO-compliant platform workflow

Eligible sessions are completed through secure platform settings designed for MISMO-compliant RON workflows, including identity verification, audio-video session handling, electronic signatures, tamper-evident notarized documents, notarial records, and audit-trail support.

Use a lender-compliant secure platform setting where the institution has approved that setting, and a title/lender-approved secure workflow where applicable. A compliant closing-support workflow still depends on the specific file. MISMO-compliant platform workflow language describes the session environment. It does not certify iRemoteNotary, and it does not mean every recipient will accept the document.

Read the secure platform guide and use the RON approval checklist before scheduling.

What iRemoteNotary can help with

  • The notarial act on an eligible document during a live audio-video session
  • Identity verification and credential analysis in a secure, MISMO-compliant remote online notarization platform workflow
  • Scheduling for domestic signers and international time-zone coordination for overseas signers
  • Tamper-evident notarized documents, notarial records, and audit-trail support produced by the platform workflow
  • Same-day or after-hours appointments when eligibility and availability allow

What iRemoteNotary cannot decide

iRemoteNotary performs the notarial act. It is not a lender, title company, settlement agent, attorney, title underwriter, recorder, document preparer, eVault provider, investor, or closing platform provider. It does not decide legal sufficiency, loan eligibility, title approval, investor eligibility, recording acceptance, or whether a county recorder will accept the document.

A completed notarization does not issue a final title policy, clear a condition, register an eNote, or make a county recorder accept the document.

Definitions

Remote online notarization
A notarial act in which the signer and a commissioned online notary meet by live audio-video, complete identity verification, and finish an electronic notarial certificate. It is performed under the law of the online notary's commissioning state.
MISMO-compliant RON platform workflow
A secure platform setting designed for mortgage-industry remote online notarization expectations, including identity verification, credential analysis, audio-video session handling, electronic signatures, tamper-evident documents, notarial records, and an audit trail. Platform workflow compliance does not by itself mean a title company, lender, investor, underwriter, or recorder will accept the file.
eClosing, hybrid closing, and eMortgage
An eClosing may be hybrid or fully electronic. An eMortgage and an eNote add lender-controlled requirements for authoritative copy, eVault storage, MERS eRegistry, investor delivery, and post-closing custody. Those systems are outside the notarial act.

What to confirm before scheduling

  • Whether the document is eligible for electronic signing and for a remote notarial act.
  • Whether the notarial certificate can be completed in a remote online workflow.
  • Whether the lender, title company or settlement agent, title underwriter, and investor allow the workflow for this file.
  • Whether the county recorder will accept the final document, if recording applies.
  • Whether witnesses are required, and whether they must appear in person, remotely, or through the closing team.
  • Signer location, government-issued photo ID, and whether identity can be verified.
  • That the signer is instructed not to sign before the live notary session unless the written instructions request acknowledgment of an existing signature.

What information to send

  • Number of signers
  • Whether signers will attend together or need split sessions
  • Number of notary seals expected
  • Number of pages
  • Witness requirements
  • Signer location and time zone
  • Deadline and whether the file is same-day or after-hours
  • Document type, such as a seller package, buyer package, borrower package, affidavit, or servicing document
  • Title, lender, bank, credit union, or servicer instructions
  • RON approval status from the receiving team, underwriter, and investor, if already known
  • Recording requirements, if the document must be recorded
  • Any eNote, eVault, MERS eRegistry, or investor requirement that sits outside the notarial act

Information a closing-team assistant should collect

If you are a title, lender, bank, credit union, or closing-team assistant gathering information for a notarization request, collect the signer location, deadline, number of signers, whether signers will attend together or need split sessions, number of notary seals expected, number of pages, witness requirements, document type, and any known closing instructions. These details help estimate time, platform handling, witness coordination, and quote amount.

iRemoteNotary performs the notarial act.

FAQ

Is this a title company notary service or a lender notary service?

It is online notary support for title companies, lenders, banks, credit unions, servicers, escrow officers, attorneys, and closing coordinators. iRemoteNotary performs the notarial act. It does not act as the title company, lender, or settlement agent.

Are closing packages completed in a MISMO-compliant RON platform workflow?

Closing packages are handled through secure, MISMO-compliant remote online notarization and eClosing-capable platform workflows, when approved by the title company, lender, settlement agent, underwriter, investor, and recording path. Eligible sessions are completed through secure platform settings designed for MISMO-compliant RON workflows, including identity verification, audio-video session handling, electronic signatures, tamper-evident notarized documents, notarial records, and audit-trail support.

Does a MISMO-compliant platform workflow mean the lender or recorder will accept the file?

No. Mortgage-industry RON expectations and a secure RON/eClosing-capable workflow are separate from title, lender, investor, underwriter, and county recorder acceptance. Confirm those approvals before scheduling.

Can you support a full eMortgage or eNote?

For full eMortgage or eNote transactions, the lender and its approved eClosing/eVault ecosystem control the required platform, eNote language, registration, storage, delivery, investor requirements, and post-closing process. iRemoteNotary supports the notarial act when that workflow is approved.

What should a closing coordinator send first?
